Located in Cathedral City Cove, the house is framed with majestic mountain views all around. The house is modern & bright, with three bedrooms that all have French door access to the outdoor area, complete with heated pool & outdoor kitchen/dining area. With modern amenities that make you feel at home, we hope you enjoy and make it your paradise in the desert!

Designed to create the most extreme version of relaxation and tranquility, the landscaped backyard is the ultimate desert Paradise. The home is complete heated pool, updated indoor & outdoor kitchens, and comes furnished with all the comforts of home, new appliances & modern elements that make your stay comfortable and convenient.

The light-filled open-concept living area has a large leather sectional couch with two recliners, gas fireplace, and 75" Smart TV. The chef's kitchen contains stainless-steel appliances, plenty of cooking tools & utensils and ample counter-top space for you to create that ideal meal. The entire kitchen/living area is an open concept, promoting easy access to either indoor or outdoor dining & entertaining options. Once outdoors, you'll enjoy the expansive backyard, perfect for dining al-fresco under the desert sky.

Our three bedrooms are equipped with comfy, Temper-Pedic mattresses for your comfort. The primary bedroom has an electric Queen-size bed and spacious en-suite bathroom; 65" Smart TV and French doors opening out to the backyard oasis. The second bedroom has an electric Queen-size bed, 65" Smart TV, and private courtyard patio facing the San Jacinto Mountains. The third bedroom has a Queen-size bed, 40" Smart TV, and dedicated office space with printer/scanner and courtyard patio with mountain views. All bedrooms have endless natural light coming from the spacious French doors surrounding our property.

The view from the backyard is gorgeous, and the sunsets over the mountains are not to be missed! We have an outdoor dining table and an additional seating area that allows you to relax and lounge under the stars. The backyard BBQ grill is perfect for that outdoor meal, cocktail and watching the sunset over the mountains.

Additional amenities that you'll enjoy are complimentary WIFI throughout the house, central AC/heating, Mini-split AC/heating in each bedroom (sleeping area) and in-house laundry (washer/dryer). Finally, covered carport parking with electric sliding gate and the entire property is surrounded by a private wall/fence for your safety and security.

CITY OF CATHEDRAL CITY REGULATIONS & RENTAL RULES
(we don't make the rules, but we do follow them!)

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 10 people.
-Overnight occupancy is 6 people.
- Maximum of 3 vehicles allowed. Please utilize driveway parking before using street parking.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.
- The City requires a signed written contract for all guests, as well as a copy of the primary renter's government ID. This will be taken care of during check-in.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Our onsite greeter will meet you at the home and give you a tour.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Two pets are allowed (under 20 lbs), with a fee of $250 per month. Pets must be approved and fee paid prior to check-in. Any signs of pets on the property without our knowledge will incur an additional $500 fee and will be cause for eviction.

POOL HEATING
- Optional pool heating is recommended from October to April. The additional fee is $1,500 per month, to be collected prior to checkin (utility bill will be monitored and any additional expense over $1,500 per month will be guest's responsibility). The pool heat must be turned on for the duration of your stay.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guest will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block
